our opinion, happens far too often - what is typical and therefore what you may likely expect may happen with you. These answers
are based upon our experience, the feedback we received and from conversations with a variety of others who say they "buy houses",
etc. You of course, must form your own opinion.
If your house and situation meets our requirements, things are likely to move
along as they have in the past and as described above - smoothly and successfully. No - we do not buy every house we see or
are asked to buy.
These People Were Fed Up And Disappointed!
Here Are Actual Comments Taken From Discussions We Had With
Clients, Prospective Clients And Others Describing Their Experiences With People Who Said They Would "Buy" Their House or While Their
House Was Listed With An Agent.
1. "...He booked appointments for showings. Then there were several no-shows.
He gets huffy and belligerent. He even hung up on
me several times. He misled me about his
fee (commission)."
2. "...I saw a sign on a telephone pole and called. I wasn't impressed. He really didn't
know enough. He was very uncertain. He did
not say he had any money but had to talk to his
people first. I spoke to another investor, he took several days to get back to
us..." Nothing
came of it.
3. "...I would never use him again. He was not experienced. He changed what we agreed to. He could
have handled it much
better..."
4. His ad says he buys for cash. Yet he does "not have any
cash personally". He has to "find another investor with money".
5. His ad says he buys "any house in any condition".
Yet he says he has no money of his own. He has "partners" who must
approve the deal first.
6. His
ad suggests that you can sell your house to him immediately. But, again, he has no cash to buy of his own. He must find
investors who have money, are interested, and who may consider the deal.
7. "I called one of the ads...He was unprofessional,
pressing, wanted me to rent my house, wanted my equity...not very nice. I just
want to sell not, play
games..."
8. "...I was not impressed with him...Didn't seem professional...Was quick to assume..."
9. "...He led
me down the rosy path and made me jump through all kinds of hoops. He said "we're going to have this signed, sealed
and
delivered." Then he couldn't find (someone with money) an investor. I believed him because he sounded good on the
phone.
In the end he just gave out on me..."

put off by speaking with a woman. He kept on insisting he speak with my
husband..."

he has very little training; he has only a few thousand dollars available and CANNOT AFFORD to buy a house. As a

of fact, he does NOT even WANT to actually buy a house (even though his ad will lead you to believe exactly the opposite) -
he merely wants to act as a finder, try to identify someone else who does have the money and simply pass the lead along to
them.
12. "...I called an agent whose ad says he gives free market analyses. He said "I'll give you a call
back today." I stayed at home all
day waiting for him. He never called...Thank you very much for
returning my call. Thanks for your time and help."
13. "...We really needed to sell. (I called two of those
guys who says he "buy houses") he wanted to rent my house for 2 years and
pay me after they sold
my house. I can't trust that they'll make the payments. What happens if they don't? I'm stuck..."

wrong people to assist you. And while there are likely many decent and helpful investors out there, there are many of the "wrong
people" out there - sounding smooth, nice, friendly - yet without money, without experience, without skills and without the ability
to give you the help you need - despite what they say and what their ads say.
